You will have heard the spiel that springtime is the best time to sell property, but we know that this is not always possible, and it may in fact not be 100% correct. In springtime, the weather is warmer, the birds are chirping, and the gardens are blossoming but there is so much more stock on the market that the power shift often transfers over to buyers as they have more options and stronger negotiating power. In winter, there is less competition but in property markets like the Sunshine Coast, demand levels remain high, making it feasible for sellers to still achieve premium prices if they follow these simple selling tips.

  1. Cosy up the home: While we don’t tend to experience extreme cold on the Sunshine Coast, we do notice the chill in the air through the winter months. While our winter is mild, we all know what it feels like to walk into a cold space. It is not inviting and often people want to get out as quick as possible, so the trick for selling in winter is to make the home cosy and warm. That might mean getting the heaters going prior to open homes or if you have a fireplace, get a fire going. The increase in temperature as buyers walk in with help them create an emotional feeling of warmth of comfort in the home. Add a few fluffy cushions or throws on the sofas and beds and the feeling of warmth and cosiness will be undeniable.

Show off your outdoor versatility: Australians love the outdoors and on the Sunshine Coast, because our winters are milder, we do tend to use our outdoor spaces all year round if they are suitable. When selling in winter it is important to showcase how versatile your outdoor space is and how it can be used during the winter months. A few simple tweaks can take your outdoor area from a space that looks exclusive to summer, to a winter oasis. If you have an outdoor table, add an outdoor rug and add some cushions and throws, just like you would in the internal living room. A fire pit, stacked with timber could offer great appeal and even adding an outdoor heater to show that the space is ready to go all year round.
  3. Choose the best times to open: During the cooler months, we do experience shorter days, and less hours of strong sunlight. Choose to do your open homes close to the middle of the day or when the sun best presents itself at your property. If you are located on the water, considering sunlight and tide times will be important. While if your property is in a more suburban area, consider traffic along with sunlight position for open times.
